How To Become Our Client

 

What Is The Process?

First, we would like for you to read through this site and familiarize yourself with the information herein.  To see this sample page of properties we have recently offered and sold, go to "Investment Sample" on the bottom left side of this page and click on it.  This page will show you the type of information and the format of which we present it to you on a weekly basis.  Then, if you are still interested in moving forward and being a real estate investor, we welcome you to call or email us to set up a confidential, one-on-one interview.

 

The Interview

When we meet with you, it will be a 2-way interview.  You will be interviewing us to be your Realtor, and we will be interviewing you to see if you fit the criteria and guidelines we look for in an investor client.  We are very particular about the people we invite to be clients, and turn down many people who we interview.  Plan for 30 minutes to 1 hour for the interview.  During that time, we will ask many questions, such as:

  • Do you have any experience with, or currently own any investment property?
  • What amount do you have available for the initial investment of your first property?
  • Do you know what your credit score is?
  • Have you spoken with and prequalified with a lender about investment property?
  • Will you be managing your own property, or seeking professional management?
  • What are your long term investment goals?

Be prepared to talk in detail about what you are looking to accomplish in real estate investing.  We are looking for ready, willing, and able buyers who are serious about becoming investors, not just lookers.  If you fit that profile, we'd love to speak with you.

 

Client, Not Customer

When you are our client, we strive to help you to reach your goals as a real estate investor.  That is why we are here to assist you, not just sell you property.  We are looking for long-term business relationships, not just a customer to sell a house to.  If the interview goes well, we may ask you to be our client.  This entails our filling out an Exclusive Buyers Agreement that, in effect, creates an employment contract between you and us.  You are hiring us to be your Realtor to find investment property for you, and this contract spells out that we will be presenting opportunities to you in several surrounding counties for a period of 6 months.  If our relationship is working out, we will extend it for 6 months at a time after the initial period.  The contract is drafted by the  NC Bar Association and the NC Realtor Association and is required to be signed before we move on to the next level of the relationship.

 

We Will Hook You Up With Our Financing

Once we have a contract signed, we will get you in contact with lenders.  They will ask you for a financial statement, get your income and debt information, and ask permission to pull a credit report.  Once they have given us the "okay", we can begin to shop for your first property!

 

Making An Offer

Once you have seen a property and decided to make an offer, we will walk you through the process from start to finish, including financing, the offer, closing costs, inspections, repairs, closing, and getting it rented.  Then, we start all over again with the next property.  Soon, you will be on your way to your real estate goals!!
