The Usual Loans
If you speak to 100 Lenders, at least 99 of them will tell you that as an investor, you will need a minimum of 10% down, and actually more like 20% down. As an investor, this can cut down on your ability to buy more houses, if you are spending all of your money on down payments and closing costs. So we have developed a program that allows you to get incredible financing terms and rates. Most lenders (and Realtors) will require you to make a down payment based on the SALES PRICE. As an example, let's say you are buying a house for $75,000 that is worth $100,000. Under standard loan guidelines, you will need to pay $15,000 down (20%) plus closing costs. If you put less than that down, you will have to pay PMI (mortgage insurance premium) that could cost as much as $80 or $90 per month, effectively eliminating your cash flow.
Our Financing
Now, consider our financing. For that same $75,000 purchase with a value of $100,000, our lender will give you a loan for 80% --- of the VALUE! That means you can get a loan for $80,000 for that $75,000 purchase, effectively allowing you to buy for no money down and even getting a couple thousand dollars back at the closing!! Plus, there's no mortgage insurance since there is an 80% Loan To Value Ratio. On top of that, we get the current market rate, approximately 6.5% fixed for 30 years. WOW!! That means excellent cash flow!!
